Vacant property management Weinviertel

vacancy [noun]: vacancy refers to entire buildings, parts of buildings and undeveloped local spaces when they fall out of use or are not put to a designated use within a (customary) period of one year. Vacancy affects buildings and parts of buildings regardless of their structural condition and previous use. Undeveloped local space is defined as vacant if dedicated and developed building land is undeveloped and embedded in a settlement, regardless of maintenance and previous use.

Vacant properties are becoming an increasingly explosive topic in Weinviertel communities. In response, we need to raise renewed and stronger awareness for vibrant locations and the potential offered by vacant properties. This led to the launch of the ‘Full House Weinviertel’ initiative by three LEADER regions in Weinviertel (Weinviertel Ost, Weinviertel Donauraum, Marchfeld).

Conference on vacant property management held on 8 November 2023


 

On 8 November 2023, our Full House Weinviertel conference on vacant property management took place in Mistelbach town hall. We partnered up with the LEADER Region Weinviertel-Donauraum, the Marchfeld region and a number of representatives from our municipalities to closely examine the topic of vacant properties in Weinviertel towns and villages. We discussed innovative ideas and various best practice examples to demonstrate that vacant properties are more than just a problem. They are an opportunity for us to build lively communities.

It can be difficult to keep track of the wide range of fundings available. The good news is that there are more and more fundings for vacant properties and strengthening town and city centers! With the Weinviertel Funding Compass, the LEADER regions of the Weinviertel therefore provide guidance for municipalities, associations and private and legal entities on funding opportunities at various levels on the subject of "vacancy activation".

The Lower Austrian Infrastructure Cost Calculator (NIKK)
 

The Lower Austrian Infrastructure Cost Calculator (NIKK) is a free tool provided by the Province of Lower Austria. It is used to estimate the costs and revenues of settlement developments over time. By calculating investment and ongoing expenditure in connection with infrastructure as well as the expected income from fees and financial equalization, the NIKK enables well-founded decision-making in municipalities. It offers advantages such as low time expenditure, objectivity thanks to a uniform calculation basis and the possibility of comparing different development options and locations. The use of the NIKK makes it easier for municipalities to expand their infrastructure efficiently.

Full House Weinviertel Impulse evenings
 

Several impulse evenings have been organised as part of the Full House Weinviertel initiative to address a wide range of topics relating to reducing the number of vacant properties. Impulse evenings offer an informal, open setting for people from different areas to come together, learn from each other and join forces to come up with solutions. Whether you are a property owner, entrepreneur, urban planner or simply interested in the future of your community, every idea is welcome.

excursion "Weinviertel LEADER regions on an excursion to Steyr"
 

At the end of February, representatives of the Weinviertel LEADER regions visited successfully implemented projects in the municipality of Sierning and the town of Steyr in Upper Austria to gain valuable tips for activating vacant properties. At the invitation of the 3 LEADER regions Weinviertel Ost, Weinviertel-Donauraum and Marchfeld, around 30 interested people came to Upper Austria to share their experiences.
